What to Expect from a Kitchen Remodel

Summer is a great time for a kitchen remodel. The longer days offer more lighting as the contractors work on your new kitchen, and while your stove and oven are off limits, you have an excuse to use the grill and have dinner outside. However, if you’ve never had a kitchen remodeled before, you may be daunted by the idea of chaos reigning over a significant portion of your home. You also may be worried about how the finished project will turn out.

Fortunately, when you hire a professional remodeling contractor to redo your kitchen, much of the stress is taken out of your hands. These experts know exactly what to do and how to do it most efficiently. While your kitchen might look like a mess for a short time, the finished product will make it all worth it. That said, there will be some disruptions it helps to know what you can expect so you can be prepared.

Noise

Noise is an inevitable part of any kitchen remodeling. Sadly, they just haven’t invented a way to make nail guns, compressors and the like quiet. This can be distressing if you have pets or small children in your home, but even if you live alone all the noise will certainly be distracting. This might be a good time to take advantage of that beautiful sunny weather and spend the day outside or visit a friend. Go see a movie or go to the park for the day. As long as your contractor has your phone number and can reach you if needed, it’s perfectly fine — and possibly recommended — to spend a day out.

Mess

We all know logically that in order to remodel a room, especially a kitchen, it has to be messy first. Walls might come down. Flooring could be taken out. Appliances will be changed. It’s one thing to know that, however, and another to see it in your own home. The sight of dust and ruins of your old kitchen can be discouraging, but know that this isn’t the finished project. No contractor is going to tear your kitchen apart and then walk away. If you did your research on your remodeling professionals, you know that they have a reputation for quality and by the time the job is finished, you’ll have the kitchen you wanted and they’ll clean up the mess.

The Unexpected

No matter what the project, the one thing you can count on is the unexpected. It may be that a wall you planned to remove is a load bearing wall. You may find water damage, a pest problem, or mold. There could be delay from material suppliers or any number of scenarios that you haven’t imagined. That’s not to say that these things will ruin your project. Usually, they just present a hurdle that might change your plans or finish date. But you should expect that the project won’t go 100% according to plan, and that the contractor will be able to find a way around the hurdle.

A Finished Project that Wows

All remodeling projects have bumps and hiccups, but if you have the right contractor, the look of the finished project will make you forget every disruption and delay. There’s nothing quite like walking into a finished, fresh looking kitchen after living through a remodel. You’ll want to have friends over right away to show off.

The Best Time of Year for Different Remodeling Projects

When remodeling your home, timing is everything. You have to coordinate them with your own schedule–will you have time to be home when needed, or better yet, to get away from home when needed? But the time of year is also a key factor. The idea of doing outdoor work in the coldest part of winter or hottest parts of summer never seems ideal, but might also cost less than having similar projects done in milder months.

The truth is, the perfect time of year depends on a combination of the work you have in mind, your own schedule, and your climate. That said, certain projects and certain times of year just fit together. Here’s the best time of year for some common remodeling projects:

Adding a Sunroom – January

The whole concept seems wrong: why would you have a sunroom installed during one of the darkest, coldest months of the year? The idea having all that work done in the cold might sound uncomfortable, but winter is the best time of year for home additions like a sunroom. You can beat spring with all of its rainy days, which means the remodeling may take less time.  If you plan to build a new room, rather than convert an existing room into a sunroom, the lack of humidity makes for easier digging. And because winter is a slow period for most construction professionals, you may even be able to get a deal.

Replacement Window Installation – April or September

Most homeowners have replacement windows installed in the summer or winter, partly because that’s when they notice the need for replacement windows. They may notice that their windows are letting too much air in, that there’s a draft during the winter, or that the windows are hot to the touch during the summer. But the best plan is actually to have replacement windows installed in the spring or fall, and not just so that you can enjoy the benefits of new windows all summer and winter. It also tends to be cheaper, since again, there’s less demand for energy efficient windows in spring and fall.

Bathroom and Kitchen Remodels – July

Interior home remodels can be distracting, so it helps your peace of mind to get away from home as often as you can while the work is being done. That’s why it’s a good idea to have bathroom and kitchen remodels done in the summer. Whether you go on vacation or just spend the day out while construction is going on, it helps you to stay sane and the workers to do their work undisturbed (though keep a phone on you in case the contractors need to reach you). Also, any roof work requires a certain amount of heat to seal it in, so often contractors prefer to do this kind of work in the summer.

The most popular time to have remodeling projects done is not always the best time. Often, you’ll benefit from the savings and efficiency of having the project done before the other work orders start to flood in. The right contractor can make sure that any home remodeling project is finished efficiently and comfortably, no matter what the time of year. Timeless Trends for Your Upcoming Kitchen Remodel

Chances are that kitchen design trends have changed a few dozen times since the last time you remodeled your kitchen. It’s even possible that by the time you finish your kitchen remodel, trends will have changed again. But not every kitchen design trend is either fleeting or granite. In the past few years, several have emerged that don’t seem in a hurry to disappear any time soon. Here are some trends you can trust for your upcoming remodel:

Quartz Countertops

Quartz countertops have been in the spotlight lately as a popular alternative to granite countertops. They have similar shine, character, and class but their smooth surface, non-porous surface is easier to clean and maintain. You’re also dealing with one of the strongest materials on earth when you install a quartz countertop, so you know that this counter will stand the test of time.

Open Kitchen

More and more, people are gravitating towards opening the kitchen up to allow for a more spacious, laid back vibe. Tearing down the wall and opening the kitchen into the dining room or living room helps the space feel more communal, and it’s great for entertaining. Talk to your construction worker about whether the wall dividing the kitchen from the rest of the house is load-bearing. If it is, you can’t tear it down, but you might be able to install an arch or something similar so you can still talk to your friends or watch the kids from the kitchen.

Glass Cabinet Doors

Another way to help your kitchen feel more open and airy: glass door cabinets. Glass cabinet doors are convenient for newly reorganized kitchens and offer a simple elegant style that seems determined to stay. Of course, transparent cabinet doors might not be convenient for every cabinet in your house. If you need to hide certain dishes, you can always alternate between glass and traditional or choose colored glass doors for a more unique approach.

Kitchen Island

Kitchen islands have been coveted design choices for years in the kitchen design industry, and they’re still going strong. An island offers the added prep space that a peninsula offers, but it makes the kitchen easier to navigate–and looks good, too. You can even put stools around the island to combine your kitchen and dining space, or just offer guests a place to hang out. Kitchen trends may be quick to change, but so far nothing’s come to replace the convenience and style that can be found with a kitchen island.

Father’s Day Gift Idea

Father’s Day is coming soon and that got me thinking about unique Father’s Day gifts. With all that dads tend to do around the house, even if they aren’t so handy, it’s nice to give them a break from time to time. Why not give your dad the gift of checking off some of the work on his “honey do” list?

You can volunteer to do some of the work for him, or you could hire a professional. Here are some services that will take some of the load off of your dad.

Painting

While your dad is probably fully capable of buying paint and using a paintbrush, painting is time consuming. Also, what if the color he buys isn’t exactly what he pictured for the room?  If you hire professional painters, they can bring samples so you see what the actual color will be.

Hiring professionals to do the painting for you is especially helpful if there are high walls or if there’s wallpaper that needs to be removed first.

Deck Building

Building a deck looks easy enough. The problem is that it’s a lot of work for one person and getting it right may be more complicated than it seems. If your dad has been wanting to build a deck, you could surprise him with a crew of professionals willing to do the work for him. Your dad can sit back and relax while they do all the work. When they’re done, you’ll have a delightful place for family barbeques.

We’re located in College Station, Texas. Out here, our summers can be a bit harsh. If you hire a professional builder, he can tell you your options for building a deck that can endure the worst weather Texas can throw at it.

Arbors/Pergolas

An arbor is another job your dad may be considering, but just hasn’t gotten around to doing yet. While an arbor may look even easier to build than a deck, it requires precision to get it right. Also, it requires some climbing on ladders and a lot of lifting. Save your dad’s back by hiring professionals to do the work for him.

Kitchen and Bathroom Remodels

If your dad is handy, he may be able to remodel a kitchen on his own. However, there’s a lot of heavy lifting involved. Also, a lot of different skill sets are needed. How much easier and faster would it be for a professional crew to handle?  Your dad’s new kitchen will be ready a lot sooner if you send in some help.

Bathroom remodels may seem easier than kitchens, but there’s still a lot of time consuming work. If you hire professionals to do the work for your dad, he’ll have a functioning and beautiful new bathroom in no time.

Sure, your dad may be able to do the work himself, but doesn’t he deserve a little time off?  Hiring a service to take some of the work load could be the perfect Father’s Day gift for your dad.

Replace Your Old Windows When Remodeling Your Kitchen or Bathroom

Replace Your Old Windows When Remodeling Your Kitchen or BathroomWindows are one of the four key factors that should be taken into account when rating your home as a shelter against the outdoors. (The roof, siding, and foundation are the other three.) They not only affect the appearance and cost of running your home, but good, modern windows can increase its appeal and its value if you are looking to sell. If you live in College Station, Texas, Windham Construction has professionals that can help you get the job done right.

Why You Want New Windows in Your Remodeled Kitchen

In terms of investment return, window replacement is one of the best home remodeling projects you can do. You can recoup up to 80% of the project cost in added home value according to Remodeling Impact Report. That doesn’t include the energy savings.

If your windows are more than fifteen years old, your home would almost certainly benefit from the installation of new, energy-efficient windows. And you won’t have to put up with drafts, stuck windows, and increasing energy bills any longer if the job is done right.

Windows that can be cleaned from the inside are available these days too, and that is a big perk if you live in a home that is more than one story tall. Some recommend that you install new windows early in your home renovation project rather than later to start seeing savings right away.

What are the Best Energy Efficient Windows to Buy for your Kitchen or Bath Remodel?

There are basically three types: aluminum, wood, and vinyl. Vinyl windows are usually the most energy efficient and are often preferred due to several other factors. However, wood can be more attractive so it’s worth considering.  Also, think about what windows will match the rest of the windows in your home. Talking to a design expert or viewing samples can help.

No matter what type of new window you end up with, it’s most likely going to save you money on energy costs in the future.

How Much Better are Modern Energy Efficient Windows over Older Windows?

If you currently have older, double-pane windows in a 2,600-square-foot house, then on average, you can expect to see about a 15% savings per year on heating bills after you install energy efficient windows with low-E coatings. That’s according to the Efficient Windows Collaborative, which is a coalition of government agencies, manufacturers, and research organizations that promote efficient window technologies.

Your savings can vary depending on the weather, but here in Brazos Valley, you should see significant savings once you make the switch. Energy Star labels can tell you how well a window will perform in your climate based on ratings from the National Fenestration Rating Council.

Of course, the most energy efficient windows are typically going to be the most expensive, but you don’t have to buy the highest-end products to see real savings and to improve the appearance of your home. Talk with a professional to see what the best option is for your home.
